China, Hong Kong, India and Nigeria account
for 45% of all Non-EU international students
and 31% of all international students
(including EU). The Number of EU students
is falling in proportion, now accounting
for only 30% of all international students
compared to 46.5% in 2000 (GVA 2012).
As well as the stature and reputation of
the university, international students will
also need to consider the fees they have to
pay. The international fees charged at UK
universities are competitive on a global scale
- Australia has the highest average fees,
followed by the US, Canada and the UK for
the 2012/13 academic year.
The US has some of the most expensive
universities in the world, with New York
University charging nearly £25,000 a year
while Harvard charges around £21,000.
The top universities in Australia also charge
more than their comparable universities in
the UK, an undergraduate history degree at
the University of Sydney costs £16,500 per
year compared to Oxford costing less than
£13,000.
A falling birth rate in the UK will directly
impact university demand from UK students
and therefore domestic demand will fall
over the long-term. This means that demand
from international students is extremely
important for the long-term demand for
purpose built student accommodation.
It is also clear that international students
have different requirements than domestic
students. International students will expect
a high standard of accommodation, will
want to feel safe and secure and will
expect value added services such as onsite
entertainment and social space. They may
also want to be close to good transport links
and ethnically diverse areas, which is why
major cities such as London and Manchester
are popular choices. From a developer’s
perspective, international students may
also be able to pay more for high quality
accommodation.
Due to these requirements international
students prefer purpose built
accommodation and have been a key driver
for development in recent years. Continued
international demand for UK university
places will be essential for the purpose built
student property sector.
