INVESTMENT CASE STUDY Navigator Trading Ltd, through its investment in an SME leasing business, provides funding for credit card terminals to thousands of UK high street businesses. The support provided by investors since 2014 has helped this business build strong partnerships with terminal and service providers in an area which was previously dominated by high street banks, which sometimes rely on customers’ inertia or lack of awareness not to pursue better deals. The business now has over 65,000 SME customers, diversified across a very wide range of UK businesses in multiple sectors. These are established facilities and are run on a day-to-day basis by two of the UK’s largest storage management companies, Lok’nStore and Storage King. The income of a storage facility is derived from the management and service fees paid by customers for the secure storage of their goods and belongings in the facility. Additional income is earned through the sale of insurance, merchandise and ancillary services, such as home moving and packing. The operating costs of a storage facility are largely fixed, as are occupancy levels, making revenues relatively predictable. In creating this portfolio, we selected storage facilities with stable levels of occupancy and an operating history, and the employment of high quality self storage management allows the portfolio’s facilities to benefit from nationwide advertising and the operator’s web presence.
